| Having just done this, go to a lawyer to work out the details. Use the tax map to set out the exact boundaries of what you will be leasing, and spell out in detail which paddocks and parts of the barn are for your exclusive use. Never share pastures, even with a signed lease, you'll give up exclusive rights if you do. If you are the one leasing the barn, you're insurance company will want to know, even if the leassee has insurance, which you must require, your insurance will still be the first one sued if something happens on the property. I just did this as I was the one that leased the barn from someone else, and now had to hire a lawyer to straighten it all out. You have to set forth the rules that you will require that the barn and fields be cleaned in a certain manner, that their horses have shots, etc,. Never put your horses in with the leasers, you will be responsible for injuries. Like I said, go to an attorney who specializes in this, it'll be the best 500 dollars you'll ever spend.
